This is a Neekuba Company Limited project, and it is aimed at reducing the cost of home acquisition for the middle-income class by 40% – 60%. The long-term goal of this project is to force a downward trend in middle class property prices. We believe we can achieve this by the end of this project which projects the construction of 5,000 homes spread across several communities. What are Prefab Houses?

Prefab is a general term used for a prefabricated building or building component that is manufactured in a factory prior to its final assembly at the construction site. Unlike conventionally built homes, prefabricated homes also known as prefab are manufactured using off-site construction methods. Significant portions of the home are built off-site, typically in a factory environment. These factory-built components are then shipped to the building site for final assembly.

Buying a house is a very important decision but also a decision you must make if you can. If you are interested in buying one of our prefabricated homes, it is simple. You need to decide which of our houses you are interested in buying. After filling the form, you will receive a home offer letter detailing the type of house you have chosen, the mode of payment and the requirements from you to proceed. After an assessment is done to ensure that you’re a credible house buyer and have met all KYC and AML requirements, you can proceed to sign a Home Purchase Agreement with you spelling out clearly our duties and yours.

 

After the agreement have been signed, you can proceed to acquire your home. Buyers can use the mortgage which is like taking a loan from the bank and using the house that is yet to be purchased as a collateral or buying paying by cash, either upfront or using our payment plan. House owners must be willing to deposit 20% if they are using mortgage to access the mortgage facility and cash buyer must make a non-refundable deposit of $2000 which would be used to finalise documentations such as complete land titles and plot allotment for you including making the house ready.

To begin, kindly get ready all the mortgage application requirements. Our mortgage partners are FNB Bank and Stanbic Bank. Our mortgage specialist, Mr. Hoppe Lartey Nyaunu (hoppe@annapanti.com/+233264000440) will lead you through which mortgage bank will best suit you. Joint application for mortgages is also allowed for married couples. The minimum salary or emoluments is GHC 3,715.00.

For Resident Ghanaians

  • Completed Home Loan Application form
  • 2 Passport size Picture
  • Passport and Driver License
  • 1 Proof of Address - (Electricity bill, internet bill, water bill etc..)
  • Proof of Citizenship/Resident Permit (applicable only to non-resident applicants)
  • 6 months most recent pay slips & other sources of income
  • 6 most recent months Bank statements

 

For Non-Resident Ghanaians,

In addition to the above the applicant needs to provide the following which should be notarized by notary public in addition to the above documents

  • Credit bureau report from Equifax, Experian or TransUnion
  • Employment Contracts

 

ADDITIONAL REQUIREMENTS FOR SELF EMPLOYED APPLICANTS

  • Certificate of Incorporation
  • Certificate to Commence Business
  • Business Profile/ Company Profile
  • 3 years most recent audited financials or management accounts
  • Company code Form 3 and 4 - Applicable to Limited Liability Companies
  • Form A - Sole Proprietorship
  • 3 years most recent bank statement
  • 1 year most recent sales record
  • Evidence of business transactions - receipts, invoices etc.

 

 

Additional documents (not stated above) needed by the Bank to facilitate the loan application will be requested if needed.

Kindly be advised that all requirements must be submitted before assessment. 

Cash payers have to follow the same procedure for acquiring a house as stated under the house ownership process. However, after a person has been approved to buy the house, the person who chooses to pay by cash can either pay upfront the full amount or seek a payment plan. In order to qualify to pay by cash, an individual would have to make a $2000 deposit to secure a plot for their home. If the person choses to pay all the money upfront, then the person can proceed to pay all the balance of the home after the initial deposit has been made and all agreements finalised.

 

 For those who would want a payment plan, after the $2000 initial deposit, you have a couple of months to make a 50% deposit which you can make in instalments or upfront. After the 50% deposit, your house would be designed and shipped. You will receive evidence of that. After you are to make a 20% deposit to take care of freight, shipping and transportation. After that you’d see that work has commenced on your allotted plot. At this point, you’d be required to make another 20% deposit which will take care of all civil work costs and the completion of your house. When the house is ready, you can move in at this point and then make the final 10% in an agreeable instalment or upfront. The time frame for this is supposed to be 9 months but clients can do it for lesser time or longer so far as both parties agree on how that can affect the delivery of the house. 

The units will also be built in Afienya, Accra, Kumasi, Takoradi and so many other places that have a high need for affordable housing however, Tema Community 25 towards Prampram is being considered first and the city would be expanded based on demand.

It is estimated to take not more than 9 months to move into one’s home after appropriate payments are made. Most likely for those who sign the mortgage and pay their 20% deposits or for those who pay cash up front. The time could be earlier than that but not more than that unless something beyond the control of the organisation such as war, shipwreck or situations that usually fall under force majeure.

Waiting would not change drastically the conditions. Houses are built based on demand which means that you won’t be able to buy an already built one unless you apply for it before it is built.

This is definitely not a scam. The best way to find out is that FNB bank and Stanbic bank are involved. If one isn’t sure, it is better to sign the mortgage or get a lawyer to check out the agreement and do your due diligence but we can assure you that this is not a scam and we’re very legitimate.
